The green film on the shade side of a house, the black run below a gutter, the dust that dulls stucco by August — none of it needs pressure. A house wash here is a soft wash: low pressure, a cleaning solution mixed for the material, time for it to work, and a thorough rinse. Brick gets one treatment. Stucco gets another.
The common wall across Placer County. Stucco is porous and holds water, so the dwell and the rinse matter as much as the wash — long enough to work, thorough enough that nothing is left in the texture to streak as it dries. Pressure on stucco etches lines and drives water behind the wall.
Algae and mildew film lift with the house mix at low pressure. What does not lift is chalking — oxidized paint that comes off on your fingertip. That is the paint failing, not dirt, and washing will not bring it back. We point it out before we start.
Mortar is porous. Blasting opens it up; a soft wash at low pressure does not. Brick, stone veneer and stone entry columns get the same low-pressure treatment and a long rinse, and irrigation rust at the base is treated as its own stain.
Wood siding is the easiest surface on a property to damage permanently, so it is a soft wash and never a pressure wash. Pressure tears the grain open, and the solution is never left to dry on the wood.
A house wash covers all siding on all sides, plus trim, eaves and soffits — the cobwebs and nests under the roofline go with it. The windows get rinsed as part of the wash; a spot-free window clean with the frames, sills and screens detailed is its own service and is booked on the same visit whenever the timing allows.
Paint that is already failing cannot be washed back to life. Chalking, peeling and faded color are in the coating, not on it — we show you which is which at the assessment.
Stucco that has cracked or spalled is photographed before the wash, and the wash does not fix it. Cleaning reveals the wall as it is.

Low pressure — closer to a garden hose than a cutting jet — plus a cleaning solution matched to the surface, plus the time it needs to work. It kills algae, mildew and mold at the root instead of shearing the top off, and it leaves paint, stucco and mortar alone.

You can, and it is how stucco gets etched and water gets driven behind the wall. We soft wash it: gentler mix, longer dwell, thorough low-pressure rinse.
Because the growth is killed rather than sheared, longer than a pressure wash — but it depends on the side of the house. Shaded north walls and anything under trees show film first; sunny south walls stay clean far longer. We tell you what your exposure means at the assessment.
Yes — paint over algae, chalk or dust does not bond, and most painters ask for it. A soft wash is the right prep because it does not raise the grain or etch the surface. Ask your painter how long they want it to dry first.
If we cleaned it and didn’t get it right — a missed spot, bad prep, something we forgot — we come back and fix it. No charge, and no time limit on that.
What we can’t promise is to remove what isn’t dirt. Permanent staining, oxidation, rust pitting and etching are in the material itself, not on top of it. We’ll tell you which is which before we start, not after.
