Roof cleaning in Roseville and Placer County — soft wash only, never a pressure washer.

The black streaks on a roof are algae, and moss and lichen follow where the roof stays damp. Pressure shears the top off and leaves the roots, then strips granules and opens tile while it does it. A soft wash kills the growth at the root and lets the surface alone — and the method is different for tile than for shingle, which is why we explain it before we start.

01How it's done

Low pressure, the right dwell, and a rinse that depends on the material.

01The roof is photographed before anything is applied, including any pre-existing damage, and you see those photos first.
02Downspouts are bagged and lights, cameras and electrical are covered. All landscaping below the roof is pre-wet.
03The cleaning solution goes on at low pressure through an applicator — never the pressure wand, on any roof material, at any stage.
04It dwells for roughly fifteen to twenty minutes and is kept wet with the mix, not with water. On hot days we start early, begin on the shaded side and work small sections so nothing dries out mid-treatment.
05The rinse depends on the material: tile is rinsed at garden-hose volume from the top down; composition shingle is not rinsed at all — the treatment and the dead growth shed with the weather over the following weeks.
06Landscaping is rinsed and neutralized, the ground is cleaned of anything the wash brought down, and the finished roof is photographed.

02By roof type

Tile roof cleaning and shingle are two different jobs, not one job with a note.

Concrete and clay tile

Common across the county's newer neighborhoods. Growth collects along the lap lines where each course overlaps the one below, and in the pans between barrel-tile rolls — the strips that stay damp longest after dew. Tile tolerates water volume, not pressure-washer pressure, so after the dwell it is rinsed at garden-hose volume from the top down. The result is visible the same day. Clean clay reads warm orange; the gray-green cast across a soiled roof is growth, not the tile aging.

Composition shingle

A shingle's granules are its entire weather protection, and pressure takes them off. So on composition there is no rinse at all: the solution goes on, dwells, and is left. Rain carries the dead growth off over the following weeks, and the roof keeps improving after we leave. We tell you that before the job, every time, so the change you see on day one is understood as the start rather than the finish.

Moss and lichen

Moss holds water against the roof like a sponge and dies first; it lets go over the following weeks rather than on the day. Lichen anchors into the surface and releases more slowly. Neither is ever scraped or blasted — that is how tile cracks and shingle loses granules.

A roof that has been pressure washed before may already have lost granules or opened tile. Cleaning does not put those back. We photograph what we find at the assessment so the record is clear before anything is quoted.

05Questions people ask

Does roof cleaning damage tiles or shingles?

Pressure washing does — it cracks tile and strips granules. A soft wash applies the solution at low pressure, lets it work, and rinses tile at garden-hose volume or leaves shingle to shed with the weather. No pressure washer touches the roof at any stage.

Soft wash or pressure wash for a roof?

Soft wash, always. Pressure removes the evidence and leaves the roots; the growth is back within a season or two and the roof is worse for it. Chemistry removes the growth.

How long does a roof cleaning last?

Longer than a pressure wash, because nothing is left alive to regrow. How long depends on shade, trees and which side of the roof gets sun — the north face and the runs under trees darken first. We don't quote a number of years; we tell you what your roof's exposure means at the assessment.

Why is the growth only on one side of my roof?

Because that side stays damp longest — usually the north face, the runs shaded by trees, and the strips below a ridge cap or a solar array. Growth needs moisture more than it needs dirt.

Does roof cleaning include the gutters?

Not by itself — during the roof wash the downspouts are bagged. A full gutter clear-and-flush is its own line, and the two are booked together whenever we can.

What if you find roof damage?

It gets photographed and shown to you at the assessment, before anything is quoted — cracked or displaced tile, lifted ridge caps, exposed underlayment. Cleaning is not a roofing repair, and the report says so plainly.
