Sprinkler overspray, pollen, dust and the cobwebs that collect in every frame corner — by late summer the glass here carries all of it. We clean the frame and the pane, not just the glass, and rinse with pure water so it dries without a spot. No squeegee streaks, no water marks.

The haze that makes the whole house look tired from the street. It rinses off completely and comes back with the seasons — spring pollen, then the dry summer.
Every frame corner, sill and track collects webs, seed litter and the dirt that wind pushes into the channel. Cleaning the frame is half the job, and it is the half that keeps a clean pane clean.
Modern homes here carry Low-E and other coated glazing you cannot identify by looking at it. We never put a razor on coated or tempered glass, ever — scratching a coating is a glass replacement, not a callback. If a deposit will not come off without one, we tell you rather than risk the pane.
This is an exterior service: the outside of every window, the frames, sills and screens. It pairs with a house wash, which rinses the walls the windows sit in, and with gutter cleaning, which people tend to ask for in the same breath. If you want the interior glass done as well, ask at the assessment.
Hard-water etching lives in the glass. We can improve it noticeably; we cannot erase it, and we say so pane by pane before starting.
Failed seals — the fog between the panes of a double-glazed unit — are inside the unit. Cleaning does not touch them; they are noted in the report.
Your landscaping and propertyPure water, no detergent, no razor on coated or tempered glass. Screens are handled carefully and go back where they came from. Plants under the windows are pre-wet and rinsed where a house wash is part of the visit.
Fresh mineral spotting, yes — it lifts with the wash. Deposits that have been there long enough to etch the glass are in the surface and no cleaning removes them. We look pane by pane and tell you which is which before we start.
The exterior frames, sills, channels and drains, yes — that is where the dirt that streaks a clean pane comes from. Screens are cleaned and re-set. If you want the inside done as well, ask at the assessment.
A house wash rinses the glass, and that is all. A spot-free window clean is pure water and a brush, frame by frame — and pressure has no place near a window seal.
The two moments that matter are after the spring pollen and after the dry summer. Windows on the sprinkler side of the house may want it sooner, to stop spotting setting in.
If we cleaned it and didn’t get it right — a missed spot, bad prep, something we forgot — we come back and fix it. No charge, and no time limit on that.
What we can’t promise is to remove what isn’t dirt. Permanent staining, oxidation, rust pitting and etching are in the material itself, not on top of it. We’ll tell you which is which before we start, not after.
