Commercial properties — Placer County, plus Folsom

We work whenyour tenantsaren’t watching.

Evenings, weekends, early mornings — we work around your tenants, not through them. We show up when the property is quiet and leave before anyone notices.

01One walkthrough. One quote.

We walk the property. We measure. We quote. You approve.

Every surface gets chemistry matched to that surface — pre-hydrate, soft wash, neutralize, done. Water reclamation is available when stormwater compliance matters. The owner runs every job personally.

02Why property managers call us
01

One vendor for the whole property. Building exteriors, roofs, gutters, concrete, dumpster pads, awnings, parking lots — one call, no coordinating four crews.

02

COI in your inbox before we touch the building. Fully insured — $1M per occurrence / $2M aggregate. Your compliance file stays current without you chasing paperwork.

03

The person quoting is the person on your roof line. Owner-led on every job. One point of accountability — no crew handoffs.

04

After-hours and weekend scheduling, standard. Overnight for gas stations and drive-thru lanes. Your business hours stay yours.

05

Water reclamation when stormwater compliance matters. Striping-safe methods on lots. Chemical neutralization on every job.

04An extra set of eyes

The Summit Property Health Report.

After many services we include complimentary observations — roof moss beginning to develop, gutter issues, drainage concerns, surface deterioration, areas worth monitoring. It’s not a formal engineering review — just an extra set of eyes from someone who knows your property, written down so you can act on it.

05Questions property managers ask
Is our property too small — or too big?

Every property is quoted from a walkthrough, not a rate sheet. Small strip center or multi-building campus, the walkthrough tells us — and you — exactly what it takes.

Do our tenants need to be notified?

We coordinate that with you. Most jobs run after hours, so for many properties the answer is a notice on the schedule and nothing more. Where access matters, we work from your notification process.

What about stormwater runoff?

Chemical neutralization is standard on every job, and water reclamation is available where compliance requires it. We'll flag which applies during the walkthrough.

How fast can you turn a quote around?

You'll hear back the same business day — usually within the hour. The written quote follows the walkthrough, with fixed pricing in writing before you commit to anything.

We manage multiple properties.

One point of contact, one insurance file, consolidated scheduling across your portfolio. The COI is in your inbox before day one at every site.

Your tenants notice a dirty building. Schedule your walkthrough.
